WHEREAStheLESSoRisthelawfulownerandinlawfulpossessionofHouseNo,***-*,DHA,
Lahorecantt,consistingof4Bedroomswithbath,D/D,TV;Lounge,Kitchen,Store,Servant,Quartertogetherwithfixturesandfitting(hereinaftercollectivelycalledtheDEmISEDPREmISES).

ANDWHEREAStheLESSoRhasagreedtheleaseandtheLESSEEhasagreedtotakeonleasetheDEmISEDPREmISESonthetermsandconditionasgivenbelow:-

1.ThisagreementinonlyvalidifLESSEEisrenewedandextendedfortheleaseperiod.

2.TheLESSoRletsLESSEEtakestheDEmISSEDPREmISESforaperiodof12months
commencingfrom15thJanuary20**.TheLeaseisrenewableforafurtherperiodasmaybemutuallyagreedinwritingonexpiryoftheleaseperiod

3.TherentoftheDEmISEDPREmISESshallbeuSD3,300/-(uSdollarsThreeThousandandThreehundredonly)permonth

4.TheLESSoRherebyacknowledgesreceiptofthesumofuSD.19,800/-(uSdollarsNineteenThousandandeightHundredonly)permonth.

5.ItisherebyagreedbetweenthepartiesthattheLESSEEshallpaytheaforesaidmonthlyrent
uSD.3,300/-(uSdollarsThreeThousandandThreehundredonly)asthemonthlyrentaladvanceby20thofeachcalendarmonthforwhichifisdueaftercompletionofadvancerentperiodendingon15thJuly20**.
6.ThattheLESSoRherebyacknowledgesreceiptofthesumofRs.60,000/-(RupeesSixtyThousandonly)fromtheLESSEEasFIXEDEDPoSITSEcuRITYwhichshallberefundedtotheLESSEEongivingbackthevacantpossessionoftheDEmISEDPREmISESafterdeductionofdamages/shortagesoutstandingbillsforElectricity,Water,gasandTelephonechargesetc,againsttheDEmISEDPREmISES.

THELESSEEHERBYcoNVENANTSWITHLESSoRASFoLLoWINg:

1.TopaytotheLESSoRtherentherebyreservedinthemannerbeforementioned.

2.ThattheLESSEEshallnotatanytimeduringtheterms,withouttheconsentinwritingoftheLESSoR,pulldown,damagesormakeanystructurealterationstotheDEmISEDPREmESESprovidedalways,theLESSEEshallhavegowriteinstallanyfixturesandfittingsexcludingair-conditionersintheDEmISEDPREmESES,todetachandrepossessthesames

3.TousetheDEmISESPREmISESforresidentialpurposeandwouldnotbeusedforacommercialpurposetheDEmISESPREmISEwouldnotbeusedoccupiedbymr.****

4.Nottosubletthewholeoranypartofthepremises.

5.TopayregularlythebillsforElectricity,gas,WaterandTelephonechargesinrespectoftheDEmISEDPREmISES.AcopyofallthepaidutilitybillbeforwardedtotheLESSoReverythreemonthregularly.Incaseofdisconnectionofanyfacilityduetonon-payment,LESSEEwillberesponsibletogetthemrestoredandpaythesame.AllduesmustbeclearedbeforetheexpiryoftheLEASE.

6.TheLESSEEshallkeepandmaintainthesaidpremisesingoodandtenantableconditionsduringthetenureofthelease.

THELESSoRHEREBYcoNVENANTSWITHTHELESSEEASFoLLoWINg:-

1.Topayallexistingandfuturerate,taxesassessmentsandotherchargesofapublicnaturewhetherimposebythemunicipality,governmentoranyotherauthorityinrespectofDEmISEDPREmISES.

2.NottoerectorsetupabuildingorstructureontheDEmISESPREmISESnortoaddtoanyexistingbuildingorstructureduringtheperiodofleaseoranyrenewalwithoutthewrittenconsentoftheLESSEE.

ITISHEREBYDEcLEARANDmuTuRALLYAgREEDBETWEENTHELESSoRANDLESSEEANSFoLLWINg:=

1.TheLESSEEandtheLESSoRshallhavetherightandoptiontoterminatethisLeaseatanytimeonlyaftertheexpiryoftheleaseperiodi.e.,24months,providedtheygiveoNE(1)monthnoticeinadvancetoeitheroftheparties.

2.Themeterreadingofvariousutilitiesareasgivenbelow:-
